Do I have to commit to anything before requesting offers?
You do not have to sign any agreements or make any commitments to request Dynamic Home Selling Quick Offers for your home. After submitting a request, you can accept one of the offers and sell your home, you can list with an agent or you can decide not to sell at this time. It is completely up to you.
What does it cost?
There is no cost to receive Quick Offers. You will receive a clear accounting detailing all the fees needed to sell, if you decide to sell, with selling your home to an investor.
Does Dynamic Home Selling represent me in the transaction, or do I still need an agent?
A member of the Dynamic Home Selling will represent you, if you decide to work with an investor. Buyers and sellers are always encouraged to use a professional real estate agents anytime they buy or sell a home or property. An agent can provide important knowledge, ultimately resulting in the best possible results for the buyer and seller of real estate.
What if I already have an agent, but I haven’t listed my home?
If you’re working with an agent, you can still request offers, but you will not receive a comparative market analysis (CMA) from Dynamic Home Selling Quick Offers. You should ask your agent for a professional estimate of what your home may sell for and how long it would take to complete the sale on the open market.
Can I participate if my home is listed for sale?
No, Dynamic Home Selling Quick Offers is only available for homes that are not already listed for sale.
Who are the investors in this program?
Dynamic Home Selling Quick Offers come from reputable investors who have been verified and approved by Dynamic Home Selling.
Can I get offers on behalf of a family member?
In order to participate in Dynamic Home Selling Quick Offers, you must own the home or have the legal paper work showing you have the right to represent the owner.

Requesting and Receiving Offers
How long does it take to get offers back?
After you submit photos, it takes approximately three business days for investors who may be interested to get back with you. Then you will have four business days to respond before the investor offers expire.
What if I don’t provide photos?
Including photos allows investors and agents to better assess your home’s value and helps them provide you with a more accurate offer and value opinion. You can still get an offer without photos, but it's likely to be lower, and it may be further reduced once the investor sees the home.
How are my photos and contact information shared?
Your photos will be shared with investors who are interested in your home. If you’re not already working with an agent, we’ll also share them with an agent who can complete a professional evaluation.
After you receive offers and a value option, we'll share your contact information with the agent providing the value opinion, one of the investors, and/or any other investor you would like more information from.
We respect your privacy. We will not share your information without your permission. .
How will I be contacted if there is an offer on my home?
You will receive all offers via email. In addition, a Dynamic Home Selling team member will contact you by phone to answer any questions and help move to you through the process.
Why is a value opinion included with the offers?
A Value Opinion (sometimes called a CMA or certified market analysis) uses recent sales of like or similar properties to evaluate how much your home or property could sell for if listed for sale on the MLS (multiple listing Service). This is a helpful way to determine the competitiveness of any offers the investors may give you. An agent will be assigned to prepare a Value Opinion for your home. The agent will not receive your contact information, but you can reach out to him or her directly to learn more about listing on the MLS should you be thinking about listing your home for sale on the MLS.

When I received offers — what next?
Go over each offer in detail. In addition to the offer price, go over the terms each investor (e.g., closing date, moving date or sale/lease-back options).
Let us know which offer you'd like to go over in more detail. Reply to your offer summary email, and we will call you to go over the next steps and get you connected with the investor of your choice.
What if I don’t like the offers?
You can accept one of the offers and sell your home, you can list it with an agent or you can do nothing. It is totally your decision. We encourage all homeowners to discuss their options with a real estate agent.
If I am interested in a specific offer, do I have to sell my home to the investor?
Receiving offers or showing interest in an offer does not obligate you to sell your home. Even when you tentatively accepted an offer, you are still under no obligation until you’ve signed the binding contract. If the investor changes the offer price after the home inspection is completed, as an example, you can still reject the offer. We suggest you review and discuss your options with a real estate agent.
I'd like to proceed with an investor offer. Do I need an agent?
If you are not already working with a real estate agent, we will include contact information for a local agent who can help you review your selected offer, prepare any required documents, and guide you through the inspection and closing process. We strongly encourage all buyers and sellers to use a professional real estate agent.
Why do I need an inspection?
Who pays for it?
Most investors perform an inspection before agreeing on a final price for your home. This gives them the information needed to help them better understand their total investment costs. The investor is responsible for ordering and paying for the inspection, whether the inspection is carried out by themselves or their representatives.
Some investors pay for a licensed inspection. A licensed inspector will likely identify repairs that a traditional buyer would then ask you to correct. With Dynamic Home Selling Quick Offers, the investor will use that information to evaluate their costs but will not require you to make repairs.

How soon will I move once I accept an offer?
